Tile vs. shingle vs. metal — the honest comparison

There is no single best roof in South Florida. There is a best roof for your structure, your neighborhood, and your budget. Here is how we lay it out in an estimate:

Concrete & clay tile

The South Florida classic, and often what HOA architectural standards expect. Tile shrugs off sun and salt air, and the tiles themselves last decades — but the underlayment beneath them is what actually keeps water out, and it ages faster than the tile. A tile roof is heavy, so the structure has to support it, and individual tiles crack under foot traffic or storm debris. Great choice for longevity and looks if the home is built for it.

Architectural shingle

The most budget-friendly install with the fastest turnaround. Modern high-wind-rated shingles perform well, but South Florida UV and heat work them harder than almost anywhere in the country, so expect a shorter real-world service life than tile or metal. A smart choice when budget or timeline leads, or ahead of a sale.

Metal (standing seam & exposed fastener)

The strongest wind performance and the longest service life of the three, and aluminum or coated panels handle coastal salt air well — which is why metal keeps gaining ground east of I-95. It reflects heat instead of absorbing it, which helps cooling costs. Higher upfront cost, and installation quality matters more than with any other system, so crew experience is the whole game.

How long does a roof replacement take?

Most single-family homes take a few days of onsite work once material is on the ground — tile and metal run longer than shingle. Permitting and material lead times add front-end time, which we map out in your estimate so there are no surprises.

Do you handle the permit and inspections?

Yes — always. We file the permit with your city or county building department, record the Notice of Commencement, schedule every required inspection, and close the permit out. An open or failed permit is your problem at resale time, so we treat the paperwork as part of the roof.

Will a new roof help with my insurance?

A newer roof with documented code-compliant installation is generally viewed more favorably by insurers, and a wind mitigation inspection after replacement can document features like roof-to-wall attachment and secondary water barriers. We provide the installation documentation; your insurer and inspector determine any effect on your policy.

Can you match my HOA’s requirements?

Yes. Many Palm Beach and Broward communities require specific tile profiles or colors. We prepare the product details and drawings your architectural review board asks for and build the approval timeline into the schedule.
